Fox & Mandal advised Ambuja Neotia Healthcare Venture Limited and Ambuja Neotia Hotel Ventures Ltd on securing land from the Guwahati Metropolitan Development Authority for a new hospital and hotel in Guwahati, forming part of a Rs.700 crore integrated healthcare–hospitality project in Assam.

Fox & Mandal and its team advised Ambuja Neotia Healthcare Venture Limited and Ambuja Neotia Hotel Ventures Ltd regarding the allotment of land by the Guwahati Metropolitan Development Authority (GMDA).
The allotted land will be used to set up a new hospital and a new hotel in Guwahati.
This land allotment is a key step in a larger integrated healthcare and hospitality project planned in Assam. The total proposed investment for this project is nearly Rs.700 crore, making it one of the significant upcoming developments in the region’s medical and tourism infrastructure.
The advisory team from the firm included Debanjan Mandal (Managing Partner), Sourav Bhagat (Partner), and Saptarshi Roy (Principal Associate), who supported the transaction and helped complete the formalities connected with the GMDA allotment.
Ambuja Neotia Group announced plans to build a large integrated healthcare and hospitality project in Guwahati after the Assam government approved its investment proposal.
The development will occupy a 2.88-acre mixed-use plot at Fancy Bazar, Old Jail Road, with total investments expected to surpass Rs 700 crore. The project will feature a 300-bed multi-speciality hospital and a premium 4+ star hotel with roughly 200–250 rooms.
About 1.46 acres will be allocated to the hospital, to be developed by Ambuja Neotia Healthcare Venture Limited, with an estimated outlay of around Rs 360–400 crore. The hospital will provide advanced multi-speciality care across areas including cardiology, neurology, orthopaedics, oncology and critical care.
The remaining 1.42 acres will be used for a premium 4+ star hotel, to be built by Ambuja Neotia Hotel Venture Limited, with an anticipated investment near Rs 350 crore. The hotel will offer banqueting and meeting spaces along with multiple dining options.
The company said the hospital alone is expected to generate 1,500–2,000 direct jobs and produce significant indirect employment through supporting services and local businesses.
This will be the Group’s second healthcare project in Assam, following the 2025 opening of the Neotia Bhagirathi Woman and Childcare Centre in Guwahati.
